Who we are
Investor Loans Oregon is run by Mike Certo, Branch Manager at Cornerstone First Mortgage (NMLS #173855), and the team around him. Mike has originated residential mortgages for 23 years, through two rate cycles, one housing crash, and every flavor of investor market in between. He holds NMLS #260555, and Cornerstone lends as a direct lender in all 50 states and DC.
This site exists because an Oregon rental deal turns on rules most loan officers never touch: whether the rent cap's 9.5% even applies to your plan, whether Measure 5/50 hands you a below-market assessed value, whether the city STR permit transfers on sale, whether HB 4128 is a real constraint (for you, it isn't), and whether the Portland business tax quietly eats your margin.
